Landlord Fee Schedule

In accordance with the Consumer Rights Act 2015, Smartrose Estates Ltd publishes the following fees for landlords.

Service	Fee
Full Property Management	10% of monthly rent collected
Let Only	8% of the agreed tenancy rent
Major Works Management (works exceeding £1,000)	10% of the value of the works
Property Licensing Application	£150.00 per application
Vacant Property Management	5% of the expected monthly rental income
Property Sales & Acquisitions	1.5% of the purchase or sale price
Property Inspections (where not included within the management service)	£50.00 per inspection or the cost charged by the inspecting professional, whichever is applicable
Insurance Claim Administration	10% of the value of the insurance claim

VAT

All fees shown above are subject to VAT at the prevailing rate, where applicable.

Third-Party Costs

Any disbursements or out-of-pocket expenses incurred on the landlord’s behalf, including but not limited to contractor charges, inventories, professional reports, legal fees, licensing fees, court fees and other specialist services, will be payable by the landlord in addition to the fees listed above.
